PERSONAL LOCAL AUTHORITY SEARCHES 

A Local Authority Search, whether they be Personal or Official, is essential when purchasing a house. The information within them will tell you important things about your new property such as Planning and Building Regulation History, whether any road, rail or traffic schemes may affect the property and whether your property will be influenced by a Tree Preservation Order, Conservation Area and many other planning constraints.

We undertake personal visits to the appropriate local authority to ascertain important information from the Land Charges and Planning History Registers. We will also inspect additional databases and attend Council offices to compile a full search report. All of our reports are of the highest quality and produced in Con29R format and sent out via e-mail in PDF.

OFFICIAL LOCAL AUTHORITY SEARCHES 

If the lender doesn't accept personal searches or your preference is to only use Official Searches we can also lodge these for you at the Council. Timescales and prices vary from Council to Council but we will inform you beforehand if there will be any problems meeting your deadline.

Our fee for lodging an Official Search is £36 inc. If you are interested in any other Conveyancing products at the same time then we may be able to discount this fee.
